The pressure on both the income from and value of real estate will mean property owners struggle to honour existing loan conditions, with banks set to make difficult decisions about breaches of covenants and their appetite for refinancing.
Companies have equally tough choices on recapitalising balance sheets through asset sales, dividend cuts and rights issues.
Economic reality has also hit the listed property trust sector with a vengeance, forcing write-downs running into billions of dollars as asset values plunge.
There are some who argue, however, that good buying opportunities are emerging to exploit the distress and bargain deals. As prices continue to fall, investors are starting to re-enter some markets, with analysts predicting that the investment market will expand later this year for prime assets where the debt is also provided by the vendor.
