Developing IPD Projects in Latin America

Latin America is a very attractive market for infrastructure and property developers, says Juan Pablo Serrano Orozco, Chief Executive Officer, Serrano Monjaraz Arquitectos, a member of If projects are planned and managed well, they can be very profitable, he went on to say.

From an architectural firm attending the marcus evans Latin American Infrastructure & Property Development Summit 2013, in Panama City, Panama, April 25-26, as a solution provider, Serrano Orozco talks about the Latin American market, green building and designing for optimal results.

What opportunities can developers in Latin America take advantage of today?

There are great opportunities for architects and engineers in Latin America. As global standards have already been set, we have the opportunity to set new boundaries on development. We can take what we have learned from Asia and Europe, and use in our tropical environment. Sustainability and natural design, these are perfect for tourism infrastructure development. Globalization is allowing people to travel all over the world, so we know where all the good resorts are, and can set new standards in our tropical paradise.

What are the best practices in the region for green building? How can this impact the bottom line?

In some way, architects in Latin America have always been green, because they have always used more environmentally-friendly materials.

Many people believe that green solutions cost much more, but that is not true. Even if it costs one percent more, hotels can reduce up to 70 percent of their energy costs by installing the correct lighting and electromechanical devices can reduce 40 percent of the cost of pumps and air-conditioning, as long as they are well designed.

Optimal design starts with all the passive architectural features that have to be done well - inclination, natural ventilation, insulation and the thermal mass of materials. These are the things that make a big difference on the bottom line.

What lessons can be learnt from the use of FIBRAS and CKDs in the Mexican market?

There are many instruments to get the capital for investing in this new way of developing, constructing the way developed countries do. For example, in Mexico we say that these types of FIBRAS are really strong. It would be really smart to invest in this entirely new infrastructure that helps the development of the country, the world, and the development of tourism markets.

What is your outlook on the future of the Latin IPD market?

I think this region will be a focal point in the world, for its natural resources, investments, and tourism markets. It is now a good time to invest in this growing market, which appears to be competing well with the rest of the world.

Investors in Europe and the US are a flight away, but the revenues they can generate would be worth their trip. If projects are planned and managed well, they can be very successful.
